ERWE has acquired the property formerly known as Königpassage in spring 2018. It is one of the largest retail properties in the Hanseatic City of Lübeck. The building with lettable space of 15,900 sqm and a sales area of approximately 2,200 sqm was opened as a shopping arcade in autumn of 1994.
In 2019, an important milestone was reached. Around 7,700 sqm of vacant office space were handed over to the City of Lübeck on a long-term lease. The contract runs for an initial period of ten years and includes renewal options of extending it twice by five years each.
A central focus of the LICHTHOF is the new civic center, in which the City of Lübeck offers citizens numerous services on an area of around 2,000 square meters.
With this lease contract, ERWE proves that its new usage concept for the former shopping arcade is working. To signal the repositioning of the property, which is located on the opposite side of Lübeck's famous St. Mary's Church and directly on the Königstraße, the arcade was given the new name LICHTHOF. The name stands for the architectural concept of a light-flooded glass dome in the center of the building. With the opening of the new urban district office of the Hanseatic City of Lübeck, 230 employees provide more than 2,000 citizens with a comprehensive range of municipal services every day.
In the current year, ERWE expects to complete the conversion of 600 sqm of residential space from former office space.
Due to the associated increase in visitor frequency, other potential tenants from the retail, gastronomy and service sectors are interested in the new LICHTHOF in Lübeck.
