TAUNUS LAB FRIEDRICHSDORF

ERWE Immobilien AG has acquired around 44,000 sqm of land in Friedrichsdorf near Bad Homburg v.d.H. The community of Friedrichsdorf is located in the immediate vicinity of Bad Homburg v.d.H. and thus in the greater Frankfurt area, which is one of the fastest growing and largest metropolitan areas in Germany. The city of Frankfurt can be reached within 30 minutes by car. Friedrichsdorf is located directly on the A5 motorway, one of the most important highways in Germany. It runs through the middle of the Rhine-Main region and connects northern and eastern Germany with the western and southern German states. ERWE will build a business park called TAUNUS LAB on the land in four construction phases. The entire project consists of five buildings with around 58,000 square meters of lettable space and a parking garage with around 1,300 parking spaces including 70 charging stations. The concept of sustainability is of particular importance in the implementation of this campus as a whole. In addition, various services are offered to tenants and their employees. The office floor plans are designed in a way that next to single solutions, there is also the possibility of small-scale leases of up to 400 square meters.

After the engineering surveys and the new traffic routing was completed in 2019, the building permit for the first construction phase of the business park was applied for. In this context, it is initially planned to construct the first two office buildings Lab West and Lab North with a total lettable space of over 21,000 sqm. The building permit was granted in October 2022. Construction works will be initiated once a pre-contractual letting share of two thirds of the rental space has been reached.

This will involve an investment of around EUR 73 million.

Furthermore, In the subsequent construction phases, in addition to office use, the integration of childcare facilities and a hotel will be evaluated, as will the implementation of gastronomic offerings and local supply concepts.

Ahead of the construction phase, the TAUNUS LAB project has already received a preliminary DGNB certification in gold, which will later become a full certificate during construction and then in operation. In this way, the DNGB (German Sustainable Building Council) honors a concept that complies with the three sustainability areas of ecology, economy and socio-culture, which are equally weighted in the evaluation.
